Affordable Living through the LIHTC Program

At Hoosier Woods, all of our apartment homes participate in the Low-Income Housing Tax Credit (LIHTC) program. To qualify, households must meet specific eligibility requirements, including income limits and student status rules.   • Due to program requirements, households made up entirely of full-time students must meet one of the following exceptions to qualify:

    • At least one student is married and files a joint tax return.

    • At least one student is enrolled in a job training program receiving assistance under the Job Training Partnership Act or a similar federal, state, or local program.

    • At least one student was formerly in foster care.

    • At least one student receives Temporary Assistance for Needy Families (TANF) benefits.

    • The household consists of a single parent and their children, and neither the parent nor the children are claimed as dependents by another individual.

  • To qualify for a LIHTC home at Hoosier Woods, your household’s gross (pre-tax) annual income must fall within the limits listed below. These limits reflect the highest set-aside offered at our community and may not represent every apartment available. Some homes may have lower income limits depending on their specific program designation. Feel free to contact our team if you have questions — we’re happy to guide you!

    • 1 Person per Household - $35,700

    • 2 People per Household - $40,800

    • 3 People per Household - $45,900

    • 4 People per Household - $50,940

    • 5 People per Household - $55,020

    • 6 People per Household - $59,100

    • 8 People per Household - $67,260

  • What is the Low-Income Housing Tax Credit (LIHTC) program?
    The LIHTC program was designed to make high-quality housing more affordable. It enables communities like Hoosier Woods to offer homes at reduced rental rates to households that meet certain income and eligibility requirements.


    How do I know if I qualify for a LIHTC home?
    Eligibility is based on your household’s gross (pre-tax) annual income and full-time student status. Please review the Students and Income Limits sections above. Our friendly leasing team is here to answer any questions you might have!


    Are all homes at Hoosier Woods part of the LIHTC program?
    Yes, every apartment home at Hoosier Woods is part of the LIHTC program. All residents must meet the income and eligibility guidelines to qualify.


    What if my income is over the limit?
    Since all homes are income-restricted, households exceeding the income limits would not qualify at Hoosier Woods. However, we’re happy to help you find alternative housing options nearby that might be a better fit.


    Do I have to be a first-time renter to qualify?
    No, being a first-time renter is not a requirement. Your eligibility is based on your income and student status, not your rental history.


    What happens if my income changes after I move in?
    If your household income increases after moving in, you are generally allowed to stay in your home. Some program rules may apply if your income increases significantly, and our team will assist you if that situation arises.


    Can full-time students live in a LIHTC home?
    Yes, but only if the household qualifies under one of the specific exceptions listed in the Students section.


    What documents will I need to provide?
